If its private property - can a real cop give you a non-moving violation?  If its a rent a cop, they certainly can't.

Yes they can because it has to do with a fire lane.   You cant obstruct any parking spot that has to do with public safety, such as a fire lane. 

Also, the property owner can request to have their parking lot patrolled for customer safety.

It wasn't even the fire lane, it was basically the other side of it where the park the carts,  the spot everyone parks in when someone is running out of the store to jump in the car.  But yeah, a chance to flex the new uniform authority.  Guy was an a$$h@!e the whole time, not surprised people can relate to him though.

He was there trying to bust someone else.  He noticed us loading kids into the car.  I'm aware I should be grateful for a warning and not a ticket.  But the guy was a total d!(k through and through, that's my problem.  Not him doing his job, but his s#!tty supercop attitude.  I'm glad police officers want to enforce the law, all laws.  But how about remembering that whole protect and serve thing you used to see on the side of the cars, how about not trying to bully people just to get off on the authority the uniform gives you.  That's my problem.

My problem is you either were or weren’t parked/stopped IN the fire lane. If you’re in it, then only a warning is fortunate regardless his attitude. However, if you weren’t parked illegally, seems an extreme overreach. I mean I was almost speeding, doing 39 in a 40, the other day. Would I have been happy to get pulled over and warned that I was almost speeding?

I'm with Redux as far as the attitude of the officer.  These types of officers tend to become "bad cops" and cause a lot of trouble

It's unfortunate the cop was rude, but imagine if everyone thought the rules/norms/common sense of parking lots didn't apply to them.  I wish these places would have it enforced more.

Almost failed to yield right of way?

It's not almost.  Even if it's not a fire lane it can still be non-parking.  Every area in front of a business is usually non-parking unless it's a designated parking stall.

A literal parking lot 10 feet away with no spots open for another 30 or more feet, hence why she went out to get the car while I waited under heat with kids.

Again, it isn't that he lectured us.  He's a cop.  That's the job.  I get that.  Again, I'd rather pay a ticket than pay for one of them getting another ear infection starting tomorrow when deductibles start over.  Again, it was his overly s#!tty attitude and bully persona that irked me.  But sympathize with him all you want, speaks more about you than it does me.  And for the record I don't care if anyone agrees with me, I was just venting anyways.  I need no approval here, my kids come first over stupid parking violations any day.
